Follow me on X at @realRichRogers for updates between issues. **Snapshot:** The Ridges in Summerlin, Las Vegas added 2 new listings and closed 0 sales this week, and 1 home went under contract. 34 homes are for sale, down 1 from last week, and 5 are under contract. One listing expired and one was withdrawn conditionally. Sellers lowered the price on 2 homes. Over 90 days, the median sale was $6,000,000, or $864 per square foot, and the 9 homes sold spent a median 88 days on the market. **Rich's Take:** You may have read that U.S. home-sale prices just fell year over year for the first time in more than three years, and that the U.S. now has 4.5 months of supply, which is considered balanced. Here in The Ridges, supply inside the gate is about 11.3 months, against 11.7 months last week. That is about two and a half times the national figure. The Ridges is a luxury and ultra-luxury market, so the national numbers don't reflect it; The Ridges is its own market. At these asking prices, a longer time on market is normal. The listing moves this week are verified, and they tell their own story. The most expensive Ridges listing last week, 9 Echo Peak Lane at $29,500,000, expired. 72 Wildwing Court, listed at $4,499,000, went under contract. Two new listings came in at $6,999,000 and $4,750,000. The top of this market is still moving. Slowly, and on its own schedule. Remember: If you trade (sell and buy) in the same market, the discount you give on the sale you can get back on the purchase. Price against recent closed sales, not listing prices on homes not selling. I can help you with all of this. The Ridges has many gated enclaves inside the main gate, from Silver Ridge to Promontory. Price against recent sales in your own enclave, not The Ridges median. No homes closed this week, so these figures use the past 90 days (Aug 3 to Nov 1, 2026, 9 sales). - Median sold price: $6,000,000 (average $5,905,000) - Median sold price per square foot: $864 (average $919) - Median days on market for sold homes: 88 (average 79.2) These are the same 9 sales as last week, so the 90-day figures are unchanged. With only a handful of sales, one sale can move these numbers. The median is the better guide to a typical home. Fairway Hills townhomes: 2 sales in 90 days, a median of $1,400,000 and $541 per square foot. Small sample (n=2), no trend. ## How long do The Ridges listings take to sell? The Days On Market calculation: The 34 active listings show a median of 62 days on market (average 108.8) and a median CDOM of 80 days (average 125.1), Nov 2, 2026 (LVR MLS). CDOM is cumulative days on market, which carries over when a home is relisted. These are days so far for homes still for sale, not days to sell. Homes that sold in the past 90 days took a median of 88 days. Last week the active median was 70 days. At this price levels, higher days on market is normal. A $10,000,000 home has a short list of buyers, and most of them are not in a hurry. The sellers who do best here are the ones who plan for that from day one.
