The Stack Auto Lofts sits in an industrial corridor in West Henderson, NV, that is steadily building out, at the northwest corner of Via Inspirada and Larson Lane \[1\]. Directly across the street, Haas Automation is finishing a factory of about 2.4 to 2.5 million square feet, due to open in early 2027 \[2\]\[3\]. The same growth is running across the rest of the Vegas Valley.

I'm a REALTOR®, a real estate developer and luxury homebuilder, and a former general contractor and CPA. I read a corridor like a site plan: what is built, what is approved, and what is in the planning. I don't represent the developer at The Stack. I am working with them and helping buyers evaluate and purchase units because I believe the future of Henderson, the Vegas Valley and supercar culture across the valley is on an upward trajectory.

## What is being built around The Stack Auto Lofts?

- **Haas supplier land.** Haas owns about 68.5 more acres across the street from its factory, planned for suppliers or other users \[3\].
- **Centurion.** A 24-acre mixed-use project in Inspirada that broke ground in February 2026. Phase one is more than 80,000 square feet of retail, with Sprouts as anchor. Later phases add 600 multifamily homes \[4\].
- **Inspirada Station.** Station Casinos' planned 63-acre resort next to Centurion \[4\]. No construction start has been announced \[5\]. Durango Casino & Resort has moved the market needle substantially, according to Nevada Gaming Control Board gaming win statistics since it opened in December 2023 \[5\]. I expect a similar lift around Inspirada Station.
- **Raiders and Aces headquarters.** The Raiders' 135,000 square foot office and 150,000 square foot field house \[6\] share a street with the Aces' 64,000 square foot headquarters \[7\].
- **Henderson Executive Airport.** About 2 road miles away \[8\]. Quail Air Center opened private hangars in April 2026 \[9\], and three more are under construction \[10\].
- **West Henderson Hospital.** Opened in December 2024 \[11\].

## When does the Haas Automation factory open, and why does it matter for The Stack?

The factory sits across Larson Lane to the south of The Stack \[7\]. Haas says operations begin in Q4 2026 \[12\], and a Haas VP told the Review-Journal it opens in Q1 2027 \[3\]. The City of Henderson expects 2,500 employees over its first 10 years \[7\].

Gene Haas founded Haas Automation in 1983 and founded the Haas F1 Team \[13\], which races in 2026 as the TGR Haas F1 Team \[14\].

So a Formula 1 team owner's new factory sits across the street from a gated community built for car owners. The Stack has proximity to that factory and to a supercar culture growing across the valley.

## How fast are Henderson and the valley growing?

- **People.** Henderson reached 353,289 residents in July 2025, up 11.5% since 2020, while Clark County grew 6.2% to 2,407,226 \[15\]. UNLV's CBER projects more than 3 million county residents by 2055, plus about 117,000 new jobs from 2026 to 2036 \[16\].
- **Homes.** Builders sold 657 homes in Cadence in the first half of 2026, fifth among U.S. master-planned communities \[17\]. At the top of the market, guard-gated Ascaya offers move-in-ready Canyon Residences from $2.9 million \[18\]. These are buyers who may own multiple vehicles.
- **Industry.** CBRE counts 2.6 million square feet of industrial space under construction in its Henderson submarket, with 522,000 square feet absorbed in Q3 2026. Valley vacancy is 8.7%, down from a 10.4% cycle high a year earlier \[19\]. The valley is filling up.

## What road and rail projects are planned along I-15 south?

NDOT is designing a $100 million I-15 interchange at Via Nobila, with construction scheduled from Q1 2029 to Q1 2031 \[20\].

Its long-range study adds a rebuilt Sloan interchange renamed Via Inspirada, room for Brightline West rail in the median, and a new interchange to serve the planned Southern Nevada Supplemental Airport, which is projected to open in 2037 \[21\].

I read these like a future road on a plat map: it shows where the builders are headed and how the municipality is keeping up with them.

## What car culture is near The Stack Auto Lofts?

Car events run every week throughout the year, with November as the peak. The largest events draw hundreds of thousands of people and hundreds of millions of dollars in spending:

- **Formula 1 Las Vegas Grand Prix.** The 2023 race weekend drew more than 316,000 attendees and about $1.5 billion in total economic impact \[22\]\[23\]. In 2024, race week drew 306,000 attendees and $934 million in economic activity, and nearly 175,000 visitors spent more than $2,400 each outside the race \[24\]. F1 just signed up to stay in Vegas through 2037.
- **SEMA Show.** The LVCVA ranked SEMA the largest Las Vegas trade show of 2023, with 160,000 attendees and an estimated $356.5 million in total economic impact \[25\]. The 2025 show drew more than 153,000 attendees \[26\].
- **NASCAR at Las Vegas Motor Speedway.** Two Cup Series races a year each draw more than 60,000 fans, and the 2022 fall race brought in an estimated $138 million, according to the LVCVA as reported by The Nevada Independent \[27\].
- **Collector car auctions.** Barrett-Jackson's September 2026 Las Vegas auction totaled close to $36 million in sales \[28\]. Mecum Las Vegas brings about 1,000 vehicles every November \[29\].
- **Concours at Wynn.** The 2025 show drew nearly 7,000 visitors and displayed $1.1 billion in cars \[30\].
- **Every week.** SpeedVegas runs a 1.3-mile road course 3.8 road miles from The Stack \[31\]\[32\]. Celebrity Cars & Coffee meets every Saturday, 5.6 road miles away \[33\]\[32\].

Car culture in the valley is growing like crazy. All those cars need somewhere to live during the year, and their owners need a luxe place to show them off.

## Why the build-out supports values at The Stack

The Stack is a fixed supply of only 29 deeded, climate-controlled units with room for lifts. I see conditioned space as protection for paint, leather, electronics and tires in the Las Vegas heat. Pure rental storage already exists and charges hundreds of dollars per month \[8\]. In my view, permanent F1 (locked in through 2037), the annual Concours at Wynn, SEMA, auctions and weekly events bring collectors and high-spend visitors. I believe local high-net-worth concentration in Summerlin and Henderson, plus California and other high-tax-state buyers drawn by no state income tax, adds second-home and lock-and-leave demand.

In my view, in other markets with similar heat pressure, collector density and limited high-quality ownership product (parts of Florida and the Phoenix/Scottsdale area), luxury garage condos have seen meaningful price appreciation and resale premiums over multi-year periods. Local growth—jobs, housing, airport activity and the Haas factory across the street—adds more potential users and nearby services around a specialized product that cannot easily be replicated. Leasing is permitted under the recorded CC&Rs (written agreement, subject to the rules), giving owners a potential way to offset carrying costs while they hold.

None of this guarantees appreciation. Warm-shell delivery still requires build-out capital, and overnight residential use is not allowed. But in my view, these are the same conditions that have supported value growth for comparable assets elsewhere.

## What does the build-out mean for a Stack owner?

More neighbors, services and car culture grow around a fixed count of 29 deeded, gated auto condos. It is the only luxury fee simple auto condo I found for sale in the valley \[8\].

- **For the collector.** The corridor adds businesses, jobs and car events. Secure, climate-controlled space for cars does not grow as fast.
- **For the business owner.** Suppliers and trades need clean space with a big door and an office upstairs, and the CC&Rs allow business use inside the unit \[8\].
- **For the investor.** The recorded CC&Rs allow an owner to lease or sublease a unit, or share it for a fee, if the agreement is in writing and subject to the CC&Rs \[34\]. That gives owners an option to offset holding costs; the owner stays liable for any CC&R or rule violations by the tenant and their invitees. Gate/entry items are issued to Unit Owners under Art. X; clarify tenant access with the association in writing before leasing—do not assume tenants receive remotes.

## FAQ

### What is The Stack Auto Lofts, and how are the units used?

The Stack is 29 deeded commercial auto condos on a gated site in West Henderson, from 1,849 to 3,978 square feet \[35\]. Each has 28 ft ceilings, a 14 foot tall by 12 foot wide roll-up door and a mezzanine, with room for car lifts and a lounge or office upstairs \[8\]. The developer markets them for car collections, private showrooms, recreational vehicles, business and hobbies \[35\]. No one can live there \[8\].

### Where is The Stack, and how close is it to I-15 and the 215?

The Stack is at the northwest corner of Via Inspirada and Larson Lane \[1\]. It is about 3 road miles to I-15 at St. Rose Parkway and about 6.5 road miles to the 215 Beltway \[32\].

### Can I run a business from a unit, and what uses are allowed?

Henderson approved The Stack as 30 industrial condominium lots: 29 privately owned units and one common lot \[1\]. The recorded CC&Rs allow business use inside the unit and written leases, but bar overnight stays, activity from midnight to 3 a.m., body work and major mechanical work \[8\]. Uses must also meet Henderson zoning and building codes \[8\].

### When are the big car events in Las Vegas?

Most cluster in the fall. In 2026, Concours at Wynn ran Oct. 30 to Nov. 1, the SEMA Show runs Nov. 3 to 6, Mecum Las Vegas runs Nov. 12 to 14 and the Grand Prix runs Nov. 19 to 21 \[36\]\[37\]\[29\]\[38\].
